What you’ll do:

As the General Manager Asset Management, you will take on a pivotal leadership position within the Woolworths Property Group. Reporting directly to the Managing Director Property, you will be the strategic architect for one of Australia’s most significant property portfolios. Your mission is to provide professional and proactive management of all owned and head-leased assets, ensuring they deliver maximum commercial value while supporting the operational excellence of Woolworths’ retail divisions.

You will lead a high-performing team of Asset Managers, Leasing specialists, and Capital Transaction experts. This role is not just about oversight; it is about driving growth, optimising performance, and ensuring our property strategy evolves alongside our business.


Key responsibilities include:

  • Portfolio Strategy: Develop and execute short- and long-term asset strategies to maximise property values and ensure they are commercially viable and aligned with corporate goals.
  • Team Leadership: Lead and mentor a multi-disciplinary team—including Asset Managers and Leasing specialists—to foster a high-performance culture and ensure effective succession planning.
  • Financial Performance: Drive the achievement of Net Rental Income (NRI) targets and optimise outgoings expenditure across the retail and non-retail portfolio.
  • Leasing & Occupancy: Oversee specialty leasing for our active development pipeline to reach 100% occupancy at opening and manage proactive lease administration for operational centres.
  • Capital Transactions: Manage capital invested in property by implementing strategic disposal and purchase plans to maximise returns for the organisation.


What you’ll bring:

The ideal candidate is a commercially astute property leader with a proven track record of managing large-scale retail portfolios and driving high-performance team cultures. You will possess a sophisticated understanding of the retail property market, exceptional negotiation skills, and the strategic mindset required to maximize asset value through the entire ownership lifecycle.


  • Strategic Financial Management: Proven business planning and financial skills, specifically the ability to develop complex budgets and manage high-value resources.
  • Retail Property Expertise: Extensive exposure to the retail management and development environment, with a deep understanding of the property market.
  • Landlord-Tenant Relations: A sophisticated understanding of the coexistential issues and negotiations involved between landlords and tenants.
  • Asset Lifecycle Management: Experience in managing the full lifecycle of major property assets, including capital transactions, leasing, and compliance.
  • Proven Leadership: A strong track record of professional leadership with the ability to achieve high-performance outcomes through others.
